IM ENTITLED TO MY OWN THOUGHTS AND OPINIONS ,SEE ABOVE, the last time i googled the uk it was a free country in the vein of free speech .

first time buyers

My partner and I work throughout the peak district based in Ashbourne and Buxton. I travel and work around the surrounding villages every day. We are young first time buyers and would love a chance to live in the village. The development is too large at 42 houses - the more expensive houses will, in all probability, be bought by commuters from large towns and seem inappropriate. We would however love to buy a new house in the area and a development of sorts on this site would be wonderful for people like us.

I think that all the discussions going on here, in the pub, in meetings, demonstrate that we are all passionate about our village, and though we may disagree on some of the detail, we care about what happens to our community and want the best for it. However, if you strip away all the camoflage and flim flam from Cathelco's planning application,you will find a framework built upon phrases and words like "maximization", "optimize" and "financially viable". Teifion Salisbury said to me that he was not ashamed about wanting to make money. Nuf said.

Get Building

Great get building..get real people living in the village..breathe some life into it. Hartington has become a pickled museum piece for the reserve of rich people with two houses one of which is let out to satisfy their greed to the detriment of local working people.

Simon, of course business needs to make a profit, no-one would dispute this. However, I think people's strength of feeling is about "at what expense" and the fact that the developer said he would respond to the wishes of the villagers but has not done so. It's his contempt and misrepresentation that fires me up, not that businesses need profits.

Unfortunately, you seem to have stumbled into a bit of a hornet's nest, but I think I can safely assure you that everyone in Hartington cares about the village (whatever their position on this current situation). This part of the website has only been operational just over a week, so this may answer your question on few postings. However, as for strength of feeling, please follow the link to the Planning Application from the website and you can see the number of representative letters posted - so definitely not b). Hope to say hello in person in the pub/club/village sometime.

I do not support the objection to the proposed developemnt - surely villages must grow and evolve as "Steve" says "get real people living in the village...breath some life into it". The site is after all a derelict factory.

Regarding house prices below is a link to information (taken from Land Registry data) compiled by Rightmove showing sale transactions in the village over the last 2 years

I note from inspection of the planning submission that the development in fact proposes the following mix (which is not accurately reflected on this web site)and suggested prices:

8 houses at £185,000
3 houses at £200,000
9 houses at £280,000
1 house at £300,000
1 house at £310,000
3 houses at £315,000
6 houses at £325,000
2 houses at £350,000
and only 3 at a greater level, being £365,000, £450,000 and £995,000.

The land registry evidence suggests that 8 properties are below the average price paid over the last two years for a semi-detached property and all but two below the average price paid for a detached property within the village.

Indeed documentary evidence suggests that there is a market for properties in excess of £650,000 with Glebe House selling in September 2010 for £665,000 and Springfield on Dig Street selling in September 2005 for £664,000. It would appear that the proposed development provides for a mix and range of accommodation available to the village including social housing.

The comment with regard to developer’s profit has also been raised and I would question why it is acceptable for shopkeepers, software engineers, accountants and publicans, amongst others, to seek to make a profit, whereas the same opportunity should not be afforded to a “developer”.

Love the "another resident" comments on here.... don't be shy, identify yourselves! We've just moved to Grove Cottage to get away from all the development in Matlock so at first glance this doesn't look good, i guess the lack of replies on this forum either indicate a) not many people have web access or b) no one cares. Anyone care to clarify?

You obviously don't get out much. Monday night, history group over 20 people, singing group in Church 20 people, numerous kids on mountain climbing frame organised by Hypac, events in the Legion. That is just one night. You just missed Wednesday's Dance Night! As a resident I feel insulted by your description of most people in Hartington. Maybe you just want to become a founder member of the Dairy Crest Estate Residents Association (motto - we get together whenever we arrive back from commuting or whenever we travel up for the weekend!)and are getting worried it may never take place.

Barn Conversions

We must not forget the 3 barn conversions he has applied for at the back of the Charles Cotton Hotel as well.

There is in fact only one barn a lean too and a pig sty/toilet.

We need to comment on this aspect of the application also.
